Maintenance and Assistance
We have full time manager/maintenance personnel on duty during the normal business hours of 8am to 5pm M-F if guests need anything or have questions. During that time you can call the office (423)248-8307 and someone will be glad to assist you.
Strict Guest Policy
Our facilities and amenities are reserved for Smoky Mountain Villas resort guests only. The base rate for the 6 bedroom Villa is 12 guests and the base rate for the 7 bedroom Villas are for 14 guests. For each guest in your Villa over the base rate we charge $25 per day during peak season and $15 per day during off season. There is no charge for children 2 years of age and under. There is a maximum of 16 guests allowed to visit and stay in the 6 bedroom Villas and 18 guests in the 7 bedroom Villas. We will verify the number of guests in your group upon arrival. If there are more guests in your group above what was previously paid for in your reservation, there will be a $50 per day, per person charge at that time. If we are notified of additional guest prior to your arrival, there will only be the $25 or $15 per day, per person charge according to the season. If you have more than the allotted guests allowed in the Villas, your guests will be asked to leave the premises immediately. Please understand that this is to protect your vacation, prevent the resort from overcrowding, and ensure you have the best visit possible!
Smoking is strictly prohibited inside the Villas and will not be tolerated. If we find out that someone has been smoking inside the buildings, the whole party will be asked to leave immediately and will forfeit the remainder of your rent and deposits. You are welcome to smoke outside, but please dispose of any cigarette butts in appropriate outdoor trash receptacles. Please be respectful of other guests on the premises.
The kitchen is equipped with the following: Refrigerator, microwave, cook top, oven, dishwasher, pots and pans, dinner plates, bowls, cups, coffee cups, wine glasses, cutting boards, coffee maker, blender, crock pot, toaster, silverware, knives and miscellaneous baking pans. We provide dish soap, a starter pack of dishwasher detergent, dish towels, trash bags and one roll of paper towels.
We have a fully stocked laundry room with a full size washer and dryer for your convenience. We also provide a starter pack of laundry detergent for your use.
The Villas are stocked with full size bath towels, hand towels, and wash cloths. We provide a soap and shampoo/conditioner dispenser in the shower for every bath, 1 roll of toilet paper, and hand soap dispensers for the sinks. Each bathroom will also have a hair dryer. You will need to bring any personal care items.
Phone and Internet
The Villas do feature High-Speed Internet for our guests. There are no telephones in the Villas. All cell phone carriers have coverage here in this area, and some are better than others. If you do not have a cell phone and need to make a phone call, you are more than welcome to come to the office and see one of us. We will be glad to assist you.
There is a professional style propane grill at each unit provided for your convenience. Upon your departure please make sure the grill has been cleaned with the provided grill brush and the gas valve turned off.
Put full trash bags at the front of the Villa in the provided trash receptacle in the mornings and someone will come by and pick it up for you. Please make sure that they are tied up and not overstuffed so that there is no messy trash to be picked up by the staff.
We do rent golf carts on the property for your convenience. Our rentals are on a first come, first serve basis upon arrival. You must sign a rental agreement before using the golf cart. We ask that you read the agreement carefully before signing. Please understand that if the golf carts rules are not adhered to we have the right to terminate the rental of the cart.
The pool is open from Memorial Day weekend to Labor Day weekend. The pool hours are from 9am to 10pm. We have posted pool rules that we ask you to strictly follow for your and other guests safety. There is NO lifeguard on duty, swim at your own risk. Absolutely No Smoking, No Diving, and No glass items are allowed in the pool area. Please be considerate of other guests. Pick up any trash, swim toys, etc. Do not leave floats in the pools when you leave. Please put chairs back were you found them and put down any umbrellas. The Bath towels that were provided in your Villa are not to be used in the pool area. Please bring your own towels for pool use.
We do have parking available on site for your trailers. Please do not park them in front of the Villas. When you arrive, just let someone know and we will be happy to assist you in storing your trailer for the duration of your stay.
We only allow you to park up to 3 vehicles in front of your Villa. If you have more than 3 vehicles, please let someone know upon arrival and we will be happy to direct you where additional parking is available.
You can use either dock. Feel free to fish and swim off of either dock as you like. Please be aware that there are NO handrails on the docks. There is a swim ladder at the end of each dock.
Boat Slips (Future)
We have a limited number of boat slips available to rent during your stay. Please make your rental preparations early as to ensure you have a slip during your visit. Boat slips are available for $20 per day from Memorial Day weekend to Labor Day weekend.
We currently have one boat available for rent on a daily basis. It is a 24 ft Bentley Fish n Cruise with a 90 hp motor. It is on a first come, first serve basis so rent it early to ensure it is available. Also available are tubes for rent. Our tow-behind tubes come in single, double, and triple passengers and are available to our guests for $25 per day per tube.
At Smoky Mountain Villas we have a wide variety of water toys, fishing gear and life jackets available to our guests, please call the office and someone will assist you with them.
Fire/Fire Pits (Future)
There is a wood burning fireplace inside of each Villa. If you would like to make a fire, please let us know and we will stock it with wood for you. We also have outdoor fire pits and firewood available for free to our guests. Please let us know that you would like to have a fire and we can get you the firewood that you need. Please be responsible and keep the fire under control. The appropriate size fire should consist of no more than 4-5 pieces of firewood on the fire at a time. This is a great time to roast some marshmallows, cook some hot dogs, and sit around a fire with family and friends.
Check In and Checkout Policies
Check in time is at 5pm and we do not allow early check in’s under any circumstance. The cleaning staff needs the full allotted time to make sure your Villa is clean and ready for your stay. If you arrive early, you are more than welcome to start enjoying the resort and amenities. Check out time is promptly at 10 am. There will be a $50 charge taken out of your deposit for every 30 minutes past the required check out time of 10am. Please do not make us enforce this policy and understand that we need the Villa back in time to ensure it is ready for the next guest to enjoy.
In order for you to get your full deposit back. Please check out on time and put your trash bags outside in the front of the Villa. Please take the used sheets and all used towels to the laundry room. Please do not take off the mattress protectors or comforters and blankets. It would be helpful if you would start a load to help the cleaning crew stay on schedule. Please load the dishwasher with all dirty dishes and start it before you leave. Turn off all lights, turn the thermostats back to original setting, and check and lock all doors. Please double check for all your personal belongings.We sincerely want to thank you for choosing us as we know there are many options for where to spend your family vacations.
